What can we do about all the Vacant Businesses on Dundee?

Anybody who has driven on Dundee Road in Buffalo Grove has seen that there are some major areas for improvement. The old Dominics building (Cambridge Commons) at BG Road and Dundee is nearly vacant and falling apart, and the three vacant auto dealerships have been an eyesore near the High School for around three years. Those are only the big examples on Dundee. We have seen many businesses fail, only to be replaced by new businesses or left vacant, while some businesses who have thrived. So why have we seen so many problems on Dundee Road in Buffalo Grove? Why does a road with so much traffic, in such a robust community have so many vacant storefronts only in Buffalo Grove when just one mile away when there have been new builds just over the BG border in another Village. Why is it that Bob Rohrman has not occupied or sold his property in Buffalo Grove while building and occupying a location just one mile West in Arlington Heights? Why did a different brand new car dealership decide to gut an old office building, and completely rebuild just one mile away instead of purchasing the existing locations in Buffalo Grove? Why did the owner of Cambridge Common’s who wants to build a Fresh Farms in the development come back to renegotiate with the Village after Rogan’s decided to move out? Is he that worried that he won’t be able to attract a new tenant that he needs to ask for more tax breaks from the Village? I personally think the answer is yes. When I see new businesses thrive, grow, and new builds happen just outside of our city limits when there are great properties available on our side of the Dundee Corridor I need to ask a very simple question. What are we doing wrong in Buffalo Grove to attract these businesses, and how can we fix it? We need to be accountable as a Village, and determine what we can do internally to make us more competitive and attractive to businesses in Buffalo Grove. What do you think we need to do to attract new businesses to Dundee Road in Buffalo Grove?
